WHAT IS A LEAKFREE ROOF CERTIFICATION?
A LeakFREE® Roof Certification is a formal certificate issued by a NRCIA member after he has performed a VisualROOF® inspection of a property following the NRCIA Inspection Protocols and has determined that the roof has met the LeakFREE® Roof Certification criteria subject to its terms and conditions.
WHAT DOES IT COST FOR A LEAKFREE ROOF CERTIFICATION? To get a LeakFREE® Roof Certification requires a VisualROOF® inspection by a NRCIA member. The inspection is typically $175, or more for much larger homes. If the roof meets the LeakFREE® Roof Certifiation criteria then it is a total of $345 for a 2 year period. If the roof has deficiencies, the member will give a VisualROOF® Inspection Report with color photographs detailing those deficiencies. If the member is hired to make the repairs, the $175.00 inspection fee is credited in the repair costs.
IF THE ROOF DOES NOT MEET THE LeakFREE® ROOF CERTIFCATION CRITERIA, CAN ANYONE MAKE THE REPAIRS? Yes, any roofing contractor can make the repairs. However, another inspection by a NRCIA member would be required to determine if all the mandated repairs were made to meet the LeakFREE® Roof Certification criteria. This becomes costly because it sometimes takes several inspections to make sure that all the repairs are properly made.
WHAT DOES A LeakFREE® ROOF CERTIFICATION COVER? The standard LeakFREE® Roof Certification covers repairing leaks from normal wear and tear or a leak missed by the inspector during the certification period.
HOW LONG IS THE CERTIFICATION PERIOD? The standard certification is for two years which is the usual the time in which a buyer can have recourse against the sellers and agents. However, in certain situations lenders like FHA, HUD, Convential Lenders and insurance companies can require a longer LeakFREE® certification period.
WHAT HAPPENS IF A LEAK OCCURS DURING THE LeakFREE® ROOF CERTIFICATION PERIOD? The LeakFREE® certificate holder notifies the member who issued the certification that a leak has occurred. The member at a top priority level performs a leak inspection to dertermine the proximate cause of the leak for a nomimal fee. If it is determined that the leak was caused by a normal wear and tear or an error on the part of the inspector, all necessary steps would be taken to stop the leak at no additional cost to the certificate holder. If there is any dispute with the member recommendations, contact the Chapter President in your area. WHAT ABOUT STORM DAMAGE OR THIRD PARTY DAMAGE? The standard LeakFREE® Roof Certification does not provide services for "acts of god" or third party damages. However the premium LeakFREE® Roof Certification PLUS® does provide services in which the member works in the case of storm damage with the certificate holder’s insurance company to make repairs. The certificate holder would still have to pay their insurance deductable and the insurance company would pay the balance. CAN ANY ROOFING CONTRACTOR ISSUE A LeakFREE® ROOF CERTIFICATION? No! The United States Patent and Trademark Office has granted the exclusive right to the NRCIA to perform VisualROOF® Inspections and issuing LeakFREE® Roof Certifications. The NRCIA grants to its active members the right to perform inspections and issuing through its system LeakFREE® Roof Certifications. Anyone else who performs inspections for the purpose of issuing LeakFREE® Roof Certification is infringing on patents, trademarks and copyrights and is subject to legal and financial consequences. Anyone who hires a non-conforming company could also be liable.
